Regional Maintenance Manager – Green Bay & Fox Valley Areas
Toonen Companies, a regional leader in multi-family property management and apartment community development, is seeking an experienced Regional Maintenance Manager to support, mentor, and guide onsite maintenance teams across 17 properties in the Green Bay and Fox Valley Areas.
This role blends hands-on maintenance work with regional oversight, team training, and quality control. It is ideal for a seasoned technician ready to take on more leadership while still rolling up their sleeves to keep our communities running smoothly.
What You’ll Do:
Hands-On Maintenance + Leadership
- Perform and oversee general apartment maintenance including plumbing, electrical, HVAC, carpentry, drywall, and appliance repair.
- Mentor, train, and support maintenance technicians across several properties to ensure consistent quality and safety standards.
- Assist in troubleshooting complex issues and provide coverage when technicians are out or additional help is needed.
- Maintain and repair building systems (garages, doors, siding, fences, roofing, etc.).
- Respond promptly and professionally to resident maintenance requests.
Regional Responsibilities
- Conduct quarterly inspections at assigned communities to ensure compliance with company standards.
- Track and review annual Elevated Surface Inspections completed by site teams.
- Support the Regional Property Manager (RPM) in developing scopes of work, budgets, and capital planning for maintenance-related items.
- Evaluate vendor performance annually for quality, pricing, and customer service.
- Assist with interviewing maintenance candidates to evaluate technical skills and team fit.
- Lead or coordinate maintenance training workshops and classes (may include working with Toonen’s LMS).
- Identify areas for improvement, recommend process enhancements, and uphold Toonen’s safety and compliance standards.
- Approximately 50–75% travel within the Green Bay and Fox Valley Areas.
Collaboration
- Work closely with property managers, maintenance teams, and leadership to ensure smooth operations and excellent resident service.
- Support resident and community events as needed.
- Participate in rotating on-call coverage (typically one week every four weeks).
What You Bring:
- 5+ years of experience in residential, apartment, or commercial maintenance.
- Strong knowledge of HVAC, plumbing, electrical, carpentry, appliances, and general building systems.
- Ability to lead, train, mentor, and evaluate maintenance staff.
- Strong communication, professionalism, and problem-solving skills.
- Valid driver’s license (company vehicle provided for work and on-call).
- Ability to travel between properties regularly.

Seasonal Snow Removal Specialist (As Needed)
Toonen Companies Inc., a regional leader in the development, construction, and management of multi-family apartment communities, is seeking reliable individuals for on-call snow removal services during the winter season. Join our team to help keep local properties safe and accessible during snowy conditions.
Responsibilities Include:
- Remove snow from sidewalks, driveways, and parking lots using shovels and snow blowers.
- Apply ice melt products as needed.
- Operate machinery such as skid steers and pickup trucks with plows (for qualified candidates).
- Respond promptly to service calls, often on short notice and in adverse weather conditions.
- Maintain equipment and report any issues or damages.
Requirements:
- Physical ability to perform strenuous outdoor work in cold conditions.
- Reliable transportation to job sites.
- Flexible schedule with availability during early morning hours, late nights, and weekends.
- Valid driver’s license (CDL is a plus).
Compensation:
- $35 – $40/hr
- Benefits are not included.
Assistant Property Manager / Leasing Professional – North Shore Apartments
North Shore Apartments in Menasha, Wisconsin is seeking a full-time Assistant Property Manager / Leasing Professional to support leasing, resident relations, and day-to-day property operations.
This role is ideal for someone who is organized, customer-focused, and looking to grow in residential property management. You will work closely with the Property Manager to ensure smooth operations, high resident satisfaction, and strong leasing performance.
What You’ll Do:
Leasing & Resident Relations
- Provide exceptional customer service to residents and prospective tenants.
- Answer phones, respond to inquiries, schedule appointments, and greet visitors.
- Conduct property tours and guide prospects through the leasing process.
- Clearly explain lease terms, community policies, and resident responsibilities.
- Assist with move-ins, move-outs, and resident transitions.
Operations & Administration
- Support daily administrative and operational tasks alongside the Property Manager.
- Coordinate maintenance requests, vendor services, and unit turnovers.
- Perform property inspections to ensure cleanliness, safety, and curb appeal.
- Maintain accurate resident and leasing records within property management software systems.
- Ensure compliance with Fair Housing laws, landlord-tenant regulations, and company policies.
Marketing & Occupancy Support
- Assist with marketing efforts to promote vacancies and maximize occupancy.
- Support resident retention initiatives and positive community engagement.
What You Bring:
- Experience in leasing, property management, or residential real estate preferred.
- Strong communication, organization, and customer service skills.
- Proficiency in Microsoft Office (Word, Excel, Outlook).
- Experience with property management software is a plus.
- Valid driver’s license and reliable transportation (mileage reimbursed).
- Ability to work independently while collaborating with a team.
- Professional, positive, and approachable demeanor.
