PROPERTY MANAGER (FULL-TIME, SALARIED)

RARE OPPORTUNITY! Toonen Properties is hiring an EXPERIENCED PROPERTY MANAGER in our Howard (West Green Bay) property group which includes our newest property now under construction.

The right person for this position is someone who is very professional, with a positive attitude, high level of integrity, willing to do what it takes to get the job done, with good business logic and sales skills, a team player with experience managing staff, able to multi-task under pressure, detail oriented, well organized, and has excellent verbal and written communication skills. Intermediate Microsoft Office skills are necessary. Experience in computerized property management systems a plus.

This position is responsible and accountable for all on-site operations. Responsibilities include, but are not limited to:

  • Working with our construction team to ensure the proper transition of units to occupancy and lease up at the time of completion.
  • Managing, directing, and motivating staff in a fast paced, hardworking environment.
  • Providing excellent customer service to existing and prospective residents.
  • Showing available apartments to prospective renters and closing the sale.
  • Processing, reviewing, and determining approval or denial of new applications according to strict criteria.
  • Completing market evaluations to determine market rent amounts and generating lease renewals while maintaining a high level of customer retention.
  • Entering and maintaining accurate and current data, including payments, on each resident in a computerized system.
  • Handling documentation and follow up of service order requests from residents in support of maximizing the efficiency level of the maintenance staff.
  • Scheduling the make ready process as residents vacate to ensure minimum vacancy time and cost.
  • Processing security deposit returns including determining and posting move out charges as per lease documents after a full inspection of each vacated unit.
  • Complying with Wisconsin Fair Housing and Lease Laws.
  • Complying with company policies and procedures, including enforcing all community rules and regulations.
  • Pursuing delinquent accounts/evictions through to small claims court to the fullest extent of the law.
  • Providing information to the Toonen Corporate Office accurately and within deadlines.
  • Marketing and leasing activities to generate an ample amount of traffic to sustain occupancy requirements,
  • Planning, scheduling, and handling resident events and activities.
  • Inspecting property, buildings, and units regularly.
  • Scheduling contracted services and subcontractors for repairs, maintenance, lawn care, snow removal, etc. to ensure a 5 star level of care and maintenance.
  • May need to work holidays or weekends around the 1st of the month.
  • Must be willing to perform other duties as needed and requested.
  • Must possess a valid driver’s license and be willing to use personal vehicle for prospect tours.
  • Must have a cell phone, a portion of your service will be reimbursed.
  • Must have a high school diploma or equivalent at a minimum, candidates with college degrees preferred.

Compensation is commensurate with experience. This is a salaried position with an expected work schedule of 45 hours a week on average. A performance based bonus program is also in place. Competitive benefits packages available to include insurances and 401k match. Employees receive a discounted rent if they choose to live on the property, but living on the property is not a requirement.

LEASING AGENTS (FULL AND PART-TIME)

Toonen Properties is currently seeking a full-time leasing agent at our East Green Bay properties and a part-time leasing agent at our West DePere properties.

Our ideal candidates will be service oriented and always have the company’s best interest in mind and will continuously promote a positive and professional image while being an active and helpful team member. Training will be provided.

Duties and Requirements:

  • Will handle leasing apartments, customer service, and retention of residents from answering the phones and setting up appointments, greeting prospects, touring the apartment community and available units, processing applications, creating lease documents, accepting payments, assisting residents with their needs, handling service order requests, and move out notices.
  • Will handle some computer tasks such as keeping Excel spreadsheets and property management software up to date, and assisting the property manager with general office tasks.
  • Must be able and willing to communicate in various ways, via telephone, text messaging, emailing, etc.
  • Must be a friendly, supportive team member that contributes to maximizing the efficiency level of all other staff.
  • Will assist with resident events and be happy to assist the property manager with other tasks as needed.
  • Some Saturdays from 9:00am-1:00pm may be needed, with time off during the week in exchange for any Saturdays worked.
  • Must possess a valid driver’s license and be willing to use personal vehicle for prospect tours.
  • Must have a cell phone, a portion of your service will be reimbursed.
  • Must have a high school diploma or equivalent at a minimum.

SIDING, SOFFIT & FACIA INSTALLER (Green Bay Area)

Toonen Companies is seeking full-time SIDERS. Siding, soffit and/or facia installation experience, particularly with vinyl and LP siding, preferred. Willing to train if you possess general construction experience. Ability to self-direct and work independently and/or as part of a small team also helpful.

PAINTER

Toonen Properties is accepting applications for an EXPERIENCED FULL-TIME PAINTER to join our growing team of maintenance professionals.
